Transforming vacant space into beautifully considered homes in the heart of Winchester.
Located on Winchester High Street, 7–8 High Street is a landmark conversion project set within one of the city’s most historic and characterful locations.
The development will see 15,500 sq ft of vacant upper-floor space transformed into 18 high-quality apartments, bringing new life to an underused building while carefully respecting its heritage, conservation area setting, and prominent position within the city centre.
Originally dating back to 1870, the building carries a strong sense of history and architectural character. Our approach is to honour that past while giving the space a new, sustainable and purposeful future.
Set above established ground-floor occupiers including Sostrene Grene and Rick Stein, the consented plans will create 13 one-bedroom and 5 two-bedroom apartments across the upper floors of 7–8 High Street.
This £6.1 million GDV project represents a significant milestone for Oakgrove, combining the opportunity to restore and reimagine a landmark city-centre building with the delivery of high-quality homes in a location where residential space is in clear demand.
The scheme is being delivered in joint venture with Gentian, bringing together their local expertise, planning, finance and sales experience with Oakgrove’s design-led approach to transforming underused spaces into beautiful, long-lasting homes.
With its prominent High Street position, heritage context and substantial scale, the building presents the kind of opportunity that sits at the heart of Oakgrove’s approach.
Rather than allowing valuable upper-floor space to remain unused, the project will unlock the potential of the existing building, creating homes that feel considered, characterful and connected to their surroundings.
A landmark building in one of Winchester’s most historic settings.
The challenge is to deliver modern residential spaces within a building of real history, balancing contemporary standards with the details, proportions and setting that make the site so distinctive.
Our aim is to retain the character of the building while carefully introducing the quality, comfort and functionality expected from modern city-centre living.
The development will create a collection of high-quality, period-style apartments, designed to sit comfortably within the building’s heritage context while offering a considered residential experience for future occupants.
Every element of the scheme is being approached with respect for the existing building, from the way the apartments are planned to the way materials, finishes and details are selected.
